
Just like the weather, the Williams Lake market starts to heat up in April. The best priced homes and desirable locations move quickly, often with multiple offers. Purchasing one of these homes is all about positioning yourself for success.
1) Financing - Know your options. Do you need to sell your existing home first? If so, discuss options of temporarily holding both properties with your lender. Offers that are subject to sale are significantly weakened, and if options exist to avoid this, they should be explored.
2) Chat with a local home inspector - before you need them. Having an inspector lined up means you can ask for shorter condition timelines in your offer, which is a big deal for sellers. Buyers willing to get these done asap are strongly preferred.
3) Know the market - confidently bring the best offer. It can be scary offering over asking price, which is often what it takes to be successful in multiple offers. Having seen many other homes builds confidence and prevents overpaying/buyer's remorse.
